Welcome to the ninth issue of the Paddington Square local newsletter, where we keep you updated with the most recent redevelopment works currently underway at the former Royal Mail site at Paddington.

We are making steady progress onsite and are excited to share the latest developments with you.

Utilities Installation
In September, we began the utilities installation phase of redevelopment works on Praed Street. During this phase, ducting and piping works are necessary to allow the disconnection and installation of utilities that will service the Paddington Square development. These utilities include:
• Water
• Gas
• Electricity
• Communication services

Blu-3 will continue to conduct utility diversion works on Praed Street throughout November, moving into Winsland Street.
Current traffic and pedestrian diversions are still in place and depicted in the Traffic Management Map on the reverse side of the newsletter.

Crane Installation
You may have noticed that a tower crane was installed onsite late September. The tower crane located next to Winsland Street will be vital for the supply of key materials and deliveries to the site.

Steady progress has been made regarding piling works which commenced in June this year. Currently, there is one remaining piling rig onsite that continues to operate laying the foundations of the new development. All piling is set to be completed by the end of November.

Slab Breaking
There remains an existing basement slab along Praed Street which is scheduled to be removed. At present, Erith has cored multiple holes within the slab to minimise the breaking and its impact on our neighbours. In working with St Mary’s hospital, we have restricted our breaking times to reduce the impact on NHS clinics nearby.

Remaining works
In the upcoming months, we expect to:
• Close the footpath around the perimeter of the new development as a safety measure, and divert pedestrians onto the adjacent road
(as shown in the diagram).
• Complete all piling works onsite
• Commence all basement excavation works
• Continue the construction of the new road

Working with you
Development is never an easy process, but at Paddington Square we know that continued local engagement is vital. We have been working closely with our neighbours to ensure that construction works from the site are as low impact as possible.Back in July, we invited our neighbours from St Mary’s Hospital onsite to have a first-hand look at works currently underway. We are pleased to report that our guests from St Mary’s Hospital found the site walk a useful exercise and requested a second site walk that happened late October.
We continue to encourage more visits as we progress through different phases of construction and look ahead to strengthening our community relationships.

Road and Pedestrian diversions

We have recently implemented temporary traffic lights at the junction of Praed Street and London Street to alleviate traffic congestion in the immediate area for the remainder of the partial Praed Street closure. Traffic marshals located at the corner of St Mary’s Hospital’s Outpatient building (the turnaround point on Winsland Street) will continue to direct St Mary’s ambulance services. Marshals are stationed between 8am – 6pm, 7 days a week.
